Greater Boston single-family home sales and median prices rose year over year in July, while July condominium sales and prices dipped.
Greater Boston single-family home sales rose 5 percent to 2,443 in July from 2,319 houses sold in July 2024, according to data compiled by The Warren Group, which publishes real estate and mortgage data and analytics. The median price of a single-family home increased 4 percent to $830,000, up from $800,000 in July 2024.
The Warren Group defines Greater Boston as the 139 communities, including Boston’s neighborhoods, within Interstate 495.
Through July, house sales rose modestly, up 3 percent to 11,727 from 11,352 during the same seven-month period in 2024. The median house price reached $805,000 during the January-through-July period, a 4 percent increase from $772,024.
Greater Boston Condominiums
Condominium sales decreased 2 percent from 1,443 in July 2024 to 1,416 in July. The median condo price declined 4 percent, falling year-over-year from $650,000 to $630,000 in July.
During the first seven months of the year, condominium sales rose 3 percent to 8,243 from 8,016 during the same timeframe in 2024. The median condo price from January through July was $630,000 in 2024 and 2025.
Where Did Home Prices Decline?
The following is a sample selection of five towns where the median price of a single-family home decreased by double digits during the first seven months of 2025, according to The Warren Group.
1. Hopkinton, MA: Located in Middlesex County, the median house price dropped nearly 11 percent, from $1,100,000 to $983,000.
2. Marion, MA: Located in Plymouth County, the median price of a single-family home fell 16 percent, from $712,450 to $600,000.
3. Nahant, MA: Located in Essex County, the median price of a single-family home decreased 20 percent, from $1,056,250 to $847,500.
4. North Reading, MA: Located in Middlesex County, the median price of a single-family home declined 11 percent, from $960,000 to $855,000.
5. Wayland, MA: Located in Middlesex County, the median price of a single-family home dropped 12 percent, from $1,337,500 to $1,175,000.
